Bands and local rates

Council tax is based on a property band and the rate set by your local council. In England and Scotland, bands are linked to historic property values from 1991; Wales uses its own valuation basis. Use the AtlasPeak Council Tax Calculator for a quick estimate, then check your council for the exact figure.

Band D is often used as the reference point, with other bands set as proportions above or below it. The final bill can include council, police, fire, parish or other local precepts.

Discounts and exemptions

A single adult living alone can usually get a 25% single person discount. Full-time student households may be exempt. Other reductions can apply for severe mental impairment, some carers, disability adaptations and certain empty properties.

Discounts depend on household circumstances, so tell the council when someone moves in or out. Incorrect discounts can lead to backdated bills.

Challenging your band

If you think your band is wrong, compare similar nearby properties and check the valuation list. A successful challenge can reduce the bill, but there is a risk that a band could rise if evidence shows it is too low.

Before challenging, gather comparable properties, sale history and band information. The process is formal, so avoid relying on a quick guess.

Why bills vary

Two Band D homes in different councils can have very different bills because local budgets and funding needs differ. Rural parishes, social care costs and local services can all affect the rate.

Use the calculator as an estimate for moving or budgeting. Use your council bill or gov.uk lookup for the official amount.
